Superb gîte (classified 3* as tourist accommodation) located in the small and quiet rural hamlet of Balarin, in the commune of Montréal du Gers. It is the result of a recent renovation, mixing with taste the rustic of the old stones, a more modern decoration and a very functional and high quality equipment. Very well equipped : dishwasher, washing machine/dryer, pyrolysis oven, fridge/freezer, microwave, classic coffee machine and Nespresso machine, kettle, toaster, mixer, ... TV 120 cm and DVD player, Bluetooth speaker.
Wifi only in high season and very high season.
High quality bedding in each room (Ch 1 on the ground floor, bed 160; Ch 2 on the first floor, bed 140 and Ch 3 on the mezzanine, beds 2x80). Plus the possibility of a child's place on one 0.70x1.80 bed. Also a baby bed: cot.
You are on the same level on a beautiful terrace, south-facing, equipped with garden furniture for 6 people, a large parasol on foot. You can use a barbecue at your disposal. The garden is enclosed, to ensure safety if you have small children. Private parking and parking on public place.
Located in Armagnac, Ténarèze region, in the heart of the Gascony vineyard, it is close to Montreal, the Gallo-Roman villa of Séviac, the classified villages of Fourcès, Larressingle, ...
The thermal baths of Barbotan and Castéra-Verduzan are less than half an hour away by car. The ocean and the Pyrenees are about 2 hours away

Winter - Heating supplement: Floor, by 2 electric convector heaters and 1 towel dryer, on the ground floor fluid floor heating. The consumption will be invoiced at your departure on the basis of the real consumption (meter read at arrival and departure, less base 7kw/d).
