Het eerste permanente theater in modern Griekenland was het Boukoura Theater van 1840, maar het had moeite om zijn werking te beheren en stond lange tijd leeg. Er werd besloten om in 1880 het Nationaal Theater van Griekenland op te richten, met een subsidie van koning George I en Efstratios Rallis om het theater een permanent onderkomen in Athene te geven. De fundamenten voor dit nieuwe project werden gelegd aan de Agiou Konstantinou Straat en het gebouw zelf werd ontworpen door de beroemde Saksische architect die bekend stond om vele andere openbare gebouwen in Athene in die tijd, Ernst Ziller. Ondanks problemen om het gebouw op tijd af te krijgen, werd het uiteindelijk in de late jaren 1890 voltooid en werd het in 1900 geopend als Koninklijk Theater. Angelos Vlachos werd benoemd tot directeur.
