Die Villa Bayer in dem Markt Berchtesgaden im Südosten Oberbayerns ist ein großzügig angelegtes Anwesen, das 1874 überwiegend mit Stilanleihen der Spätrenaissance für den Prager Großkaufmann Josef Bayer errichtet wurde. Das Gebäude in der Bayerstraße mit Hausnummer 7 ist mit dem Aktenzeichen D-1-72-116-11 in der Bayerischen Denkmalliste verzeichnet.
Der Prager Josef Bayer ließ sich vom Architekten Warschek auf dem Grundstück der damals dort stehenden Villa Grüneisengarten die prunkvoll-herrschaftliche Kaufmannsvilla errichten. Dem Baubeginn ging das sorgfältige Abtragen und Versetzen des Vorgängerbaus in die Salzburger Straße voraus, zudem wurde auch die Geländestruktur verändert. Der Architekt konnte aufgrund des großen Vermögens des Bauherrn an plastischem Schmuck und Zierformen aus dem Vollen schöpfen.
