The Puihoek is a water-sensitive area. From the Kempisch Plateau the Kaartse beek, the Haasdonkse beek and the Zwarte beek flow into the area. Because the polder soils are flat, the streams lose flow velocity here, so that the water remains slower and therefore longer in the area. The subsoil consists of clay. As a result, the water cannot infiltrate into the subsurface. This gives rise to regular flooding. Maintaining sufficient space for water is important in this landscape. The current agricultural lands fulfil a buffering function. The area was selected as a signal area: an area that is still buildable according to legal destination, but where a redevelopment is needed in function of the water buffering role.
