La Villa Carlshagen, conosciuta anche come Villa Karlshagen, è un edificio tutelato a Potsdam, Olympischer Weg 1. Il terreno situato presso il lago Templiner è circondato dall'area del parco sportivo Luftschiffhafen. Secondo il progetto dell'architetto Friedrich Wilhelm Göhre, nel 1909/1910 è stato realizzato un edificio residenziale in stile neoclassico. Il nome deriva dall'ex proprietario e banchiere berlinese Carl Hagen.
Il trasportatore berlinese Moreau Ballette acquistò da Meyer Isaac Cohn, un commerciante di Potsdam, un terreno che si estendeva dall'allora Louisenstraße, in seguito Zeppelinstraße, fino alla riva del lago Templiner. Sul terreno, Ballette fece costruire intorno al 1870 una piccola villa con torre, il cui progetto dovrebbe essere stato realizzato dal muratore di Potsdam Otto Held. Ballette ingrandì la proprietà nel 1875 acquistando un terreno dalla Westend-Potsdam-Baubank-AG, che era crollata a causa della crisi del 1907. Dopo Ballette, dal 1889 al 1899, il muratore Held abitò la casa.
