Mod vest for Zeelaan ligger Dumontkvarteret, hvor Dumontlaan danner den centrale akse. I Dumontkvarteret kan du stadig se en hel række arkitektoniske partier fra førkrigstiden. Arkitekt Dumont kunne her i opdrag udvikle den første urbaniseringsfase. Dumont blev her assisteret af andre arkitekter som Georges Hobé og Jozef Viérin. Denne udstykning har direkte haft enorm succes. I slutningen af det 19. og begyndelsen af det 20. århundrede opstår der nemlig en ny mentalitet blandt bourgeoisiet. Man ønsker at forlade byerne. Det er en forlængelse af "romantikperioden" (tilbage til naturen, panoramaer; individuel frihed). Eksotismen kommer på mode. Også udviklingen af hygiejne og medicin, der anbefaler sund luft, er en tilskyndelse til det aristokratiske turisme.
