Westlich der Zeelaan liegt das Dumontviertel, dessen zentrale Achse die Dumontlaan bildet. Im Dumontviertel kann man noch eine ganze Reihe von architektonischen Partien aus der Vorkriegszeit betrachten. Architekt Dumont konnte hier im Auftrag die erste Urbanisierungsphase entwickeln. Dumont wurde hierbei von anderen Architekten wie Georges Hobé und Jozef Viérin unterstützt. Diese Parzellierung hatte sofort enormen Erfolg. Am Ende des 19. und zu Beginn des 20. Jahrhunderts entsteht nämlich eine neue Mentalität der Bourgeoisie. Man möchte weg aus den Städten. Es ist ein Ausläufer der „Romantikperiode“ (zurück zur Natur, Panoramen; individuelle Freiheit). Der Exotismus wird in Mode. Auch die Entwicklung der Hygiene und Medizin, die gesunde Luft empfehlen, ist ein Anstoß zum aristokratischen Tourismus.
